An absolute life saver when another hotel let us down. Lovely room with an en suite toilet and separate bathroom. Nice clean and tidy. Really friendly host. Will definitely go back. Thank you so much.

My husband and I stayed overnight in a twin room, when visiting the Spa Theatre. The guest house is almost on the front and was in great location for the Spa. There are a few parking spaces in front of the guest house and we were lucky enough to get one. We were in Room 14 which is a self contained unit on the outside of the building. On entering the room, the first thing we noticed was the strong smell of damp which was very unpleasant. There wasn’t any obvious evidence of damp so it may be that the reason for the smell was that the room hadn’t been occupied for some time and needed a good airing. We tried to open the window to help but it was locked. The room was small but tidy, clean and seemed to be newly decorated. It was basic and just lacked something, we couldn’t put our finger on. There was an old fashioned bathroom with separate loo and unfortunately, there were two dead flies on the windowsill. The bath has a shower fitting on the wall which was not adjustable. There were plenty of towels. In the room was a tv which kept losing signal and we found we could only watch a couple of stations. The tea and coffee tray was basic but adequate. The two bedside lamps had shades which, although the same colour, were totally different shapes which just made it seem like there was a general lack of care. I thought my bed was ok but my husband wasn’t comfortable. It’s subjective but I slept quite well. Breakfast is between 8:15 and 9:15 which is limited and seems to be for the convenience of the guest house rather than the guests. Tables are pre-allocated and unfortunately ours was in the middle of the room sandwiched between two others which made it awkward to have any conversation. There was a choice of fruit juice, cereal, some processed, wrapped croissants, which weren’t nice and some fresh fruit which was lovely. There were several options on the menu and I chose a full English which my husband had bacon and egg. The ingredients were good quality but were spoilt by the smell and taste of oil. Overall, rather disappointed and we won’t be returning. Expensive for what it was. Premier Inn prices but definitely not the Premier!

On arrival on 12/08/21, my friend and I got greeted very unfriendly as if we were intruders. Did not feel comfortable at all. This feeling stayed throughout the stay. My room had a strong smoke smell. Asking the manager/owner for advice, he believed it was the carpet. He tried to convince me it's not smoke as he knows for sure nobody smoked there and offered me after a while to upgrade into a different room and pay for the en-suite in the new room. I would have had to find him during the day as he seems always busy with "different hats on". As he seems to have more commitments, he is not really 100% there for his guests. Me personal I did not like his type of humour as it sounds sarcastic to me. Very unfriendly and not at all people skilled approach. The furniture could do with an upgrade and a lighter colour as it definitely doesn't look like on the pictures advertised. Everything in the dining area is dark and unfriendly. The staff in the dining room were friendly. I will not visit this place again. Prices for the rooms, in my opinion, are too high, especially for their condition. Guests above me came home early in the morning started an argument, seemed drunk and made lots of noise which I could hear in my room very clearly. I could not go back to sleep straight away after I was woken up by those guests. Nobody seemed to care about this. That scenario spoilt my complete following day as I was extremely tired.

It was a last minute booking for 1 night, we arrived at 2pm same time as owner Tim arrived, a great lad with a good sense of humour, we had the room for 3 people on top floor the room with a sea view, nice and clean with very comfy beds, quite small but aceptable, only minor point me being 16 stone the toilet was quite a squeeze to manover. Shower worked well plenty of hot water. (could do with black out curtains Tim?) Then it was down for breakfast - Wow what a feast full english all cooked beautifully and quality food all empty plates and as much tea and toast as you wanted, still full in the evening. Full marks to the 2 lovely ladies serving breakfast and noticed they were the room maids as well, looks like a well oiled team. Okay no evening meal here but did not want one anyway as not on booking site, and the bar not open persume for covid, staffing etc BUT only 10 mins walk to centre for plenty of pubs and restraunts, seemed a nice little Italian near Spa will try it next time. Anyway well done Tim & staff - will I stay here again YES

Couldn't fault it! Was lovely and clean, with everything in the room you could hope for, the staff were friendly and helpful and the breakfast was the best I've had in ages.... location great too right next to the beach. Highly recommended AAA+

Great location, right on the front of the south promenade, breakfast was very nice and the rooms, although smallish were well equipped. Our 1st night in room 10 was a nightmare, a metal framed 4 poster creaked all night but Tim the owner was very obliging and found another and a much better room, it was so much better we stayed another night.

Great hotel, spotlessly clean, good breakfast.\\nStayed for a golf trip Fri to Sunday, it was foggy Sunday so our third course was closed within 30 minutes Tim sorted us another one. Great service.

Dated and thread bare carpet and furniture. Sore neck when I woke. Bathroom small and very dated. Cheap food including brown sauce. On the positive it was close to the beach and the owner was pleasant enough.

Great place to visit. Hotel room perfect. Breakfast was superb. Girls waiting on were both brilliant. Felt safe and place very clean.

Rooms tired but clean to a high standard. Tim the host makes up for that with his professional manner and the warm and sincere greeting he gives to all guest. The breakfast was piping hot and the choice of menu was wide and varied so something for every one. Tim and the breakfast chef worked well as a team and this was nice to see and breakfast was served in a nice timely manner. Will stay again because felt safe and welcome.
