Neat facility, lovely location friendly staff. Now serving full Scottish breakfast after the COVID-19 pandemic devastation on businesses upon payment for breakfast fast which is not part of affordable room prices.Rooms: Rooms are ensuite and have electric iron, kettle, hair dryer, bed side lamps, liquid soaps, electric shower, heating radiators ironing board, place to hang your clothes, Satalite TV with multiple channels.Safety: All safety signs and equipment seen.Food & drinks: Food and drinks ? are good as the Caffè is now up and running in 2024. Good tea and coffee.

This place is nothing like the description on the website. We arrived a little early for check-in and found both gates for parking at the property locked. The Rosemount sits on a very busy junction so finding somewhere else to park was a challenge. Eventually parked and went to the entry door, which was locked. There was a sign with instructions to phone if the door is locked so tried several times and got no answer. Had to move the car and decided to park in one of the driveways. Eventually a male approached us and said we couldn't park there. He didn't advise us that he actually worked at the Rosemount. We explained we had a booking, which he didn't seem to believe. Told him the door was locked and he responded with "did you phone the number". He reluctantly opened a gate for us to park and unlocked the front door at 3.00pm, even though it is meant to open at 2.30pm. We checked in and said our booking was 6 nights with breakfast. He replied it didn't include breakfast until I told him I had confirmation that it did. He emphasised there was no cooked breakfast. Our room felt like a dungeon, with a lot of road noise. The basin/cupboard had been hacksawed to fit. We decided we could not stay so tried to get internet connection to find suitable accommodation. No internet, so went to the front desk and spoke to the same male. He couldn't get me connected and eventually gave me a Huawei connection which, thankfully, didn’t work either. We drove and found a suitable hotel and checked out of the Rosemount 2 hours after arriving. The breakfast, so called restaurant area, is uninviting and the garden non-existent. No refund for the 1st night.

I will not recommend this place to anyone. The room is unclean and below standard. Bed linen and duvet covers are dirty as well.I was very disappointed at what I saw. I am definitely not using this place again.

Nice clean and cozy B&B, nice and friendly staff that are all ways there to help. Breakfast is just help yourself, so you don't feel rushed to hurry up! Thanks guys

Unexpected site when arrived, was a bit shocked. Welcomed by the loveliest lady, she told us everything we needed to know and was very friendly. All the other staff were very nice too and helpful. Our room was upstairs and it was quaint but nice...the bed, although creaky due to being metal , was very comfortable and slept like a baby... Good enough for the price we paid. Breakfast could do with some improvement, but it was enough to fill us up. Overall would stay again if on a budget.

This is not a 5 star hotel so i think some of the reviews are harsh. Had a pleasant 2 night stay. The worst thing i can say is the metal bed frame creaked.. Breakfast is very basic but free. The staff were lovely and always helpful when we needed anything. We needed medication refrigerated and they didn't hesitate to help. Comfortable quiet stay with decent shower and tea and coffee in room

From the minute we turned up the place was a nightmare. Despite being told check in was at 3, we were left locked outside until 3:45 unable to phone or contact the property. Once inside we were met by unhygienic staff who showed us to our tired and dated room. Although it wasn’t spotless it was clean enough and towels were provided when asked for. The biggest issue was the lack of beds, there was only 1 double bed for a room that was booked for 3 people. We were told by staff the that an additional single bed would be added before we returned at night, but that never happened meaning one of us had to sleep on the floor. Overall a poor hotel which I would recommend avoiding.

If you’re thinking about booking this dump- don’t! Every single bad review on here is spot on! It really shouldn’t be open as a B&B.

This is what I had on my arrival. Eventually got the issue sorted reference the so called breakfast which was initially going to be a few biscuits. Owner and his assistant need to up their game when it come to being polite to their customers. Used this place many time and I think this maybe be the last. Was due back in 4 weeks booking 2 rooms however decided to take my business to an air b&b. The breakfast issue was sorted however this situation has left a bad taste and it’s the owner loss. They even had a dig as I took a complimentary mint at the desk. The room was not replenished with tea bags. They took all the biscuits away, thinking try to prove a point! When I did get a box of cereal I was given no bowl or spoon. When I asked for milk for the cereal I was told there was milk, it was the small tubs for the tea lol If you provide a service it should be of a standard even if you think your rate is cheap and manners go a long way!

Just spent two nights here and despite the negative reviews I had read had an enjoyable stay. We were met by friendly, polite and helpful staff. I was given a downstairs room when I mentioned walking difficulties. The room although small had all we required and was clean. We had free WiFi, television and a kettle with tea, coffee, milk and sugar. The bathroom was spotless with a shower and toiletries and huge fluffy white towels. The only downside was the bed which had a soft mattress and a sheet which was too small and a shiny duvet cover which made sleeping difficult as did the noisy traffic outside all night. The complementary breakfast was adequate as we don't eat much in the morning.
