Rooms were well thought out with clever design. Bed was super comfy and the breakfast was very good, staff were very pleasant. Location was perfect for the tram to city centre and on through for direct travel to airport. Would stay again. Overall a very pleasant stay.

Sofa bad is abysmal, every spring pops out. Extremely uncomfortable. Front staff is rude and uncooperative. Would not hold bags for us saying there is no room. On a +ve side, one front staff (Hannah) was extremely kind and gave us milk for our daughter.

Noisy, cramped room. Could hear neighbours talking or watching tv. Not enough space to set luggage in room or toiletries in bathroom. Breakfast disappointing. On the bright side, located in a beautiful part of Edinburgh and easy to catch tram to high street and tourist areas.

Noise bathroom, asked why ac not working told me will reset, still nothing. But the biggest problem was breakfast eggs terrible, one coffee machine and had to ask to get it filled , everything cold, first day no cutlery, second no cups , wife stood for 15minutes waiting for beans, stay away from sausages they are terrible. Now onto the elderly short haired lady run off her feet, snapped at my wife when she asked if more croissants were coming out, and on last day watched as she shouted at a couple for sitting at a dirty table which actually was his table, wife only came late to join him glad that was not me because I would have been in managers office with her. Watched as the big man came out with food walked back in kitchen wiping the sweat off his face while wearing blue gloves, Health and Safety needs to be revisited. Unorganised people not in right places .

We found this hotel to be one of the better ones we have stayed in for several reasons. Check in was quick. The room was large, very clean, with air conditioning you could put on or off any time. The shower was excellent in the bathroom. The beds and pillows extremely comfortable. We did not have a meal but had drinks in the bar which were not overpriced at all. The breakfast was fantastic, fresh with so much choice. Plus the choice of hot drinks was excellent (from hot chocolate to latte etc) Would definitely recommend and stay again if we are in this area.

The room was so suffocated and sue to summers we needee ac but despite nunber of requests hotel is not putting the ac's on and if they do they will do it for 1 hr and again stop....this kind of service i have never seen in any hotel where i have visited. All in all a poor experience don't waste your money.

Great staff, nice clean hotel, ample parking (charge) clean tidy room, comfy bed, great shower. Tea coffee in room. Ideal for our visit to a concert at Leith Links. Near tram, pubs, shopping centre and eateries.

Hotel very clean and front of house staff very warm. Understaffed at breakfast and in the kitchen. Hardly any breakfast left by 9am - unless you like watery eggs. Housekeeping unpleasant and walked in on me changing twice and knocked on our door 5 times despite agreed late checkout. Was asked when I was going to leave once three hours before checkout time. The last two times housekeeping came in without knocking so I am angry about this Hotel unresponsive to complaint put in.

Being honest the hotel is looking old, but we liked it. The staff were friendly, helpful and always smiling. For our weekend plans it was perfect. We has a disabled room 331 and it was great, very bright and airy. We choose here as we were going to The Kitchin. However we totally enjoyed the area around the hotel. However! The one thing which really annoyed my wife and I was people from afar filling up bags supplied by the hotel with rolls ect. I don't mean 1 bag. 1 family had 4 bags of rolls. Come on! The hotel should stop this, it's a disgrace. Don't supply them with free paper bags. Other guests were disgusted by it too.

Check-in and check-out is very smooth. No issues there.. Room was comfortable. The hotel is bit far from city center but well connected by bus. If you are a vegetarian I would say avoid the hotel or take without breakfast as there are no vegetarian option available apart from milk, cornflakes, fruit bread and juice..

Great location for visit to the Royal Yacht Britannia. Good room. Lovely bar and wonderful breakfast. Staff were all lovely and friendly. Easy to get to from town BUS 16 from Princes Street. Stop is 20 metres from hotel (Commercial Street stop).

Not the typical service experienced in the Holiday Inn (usually very functional and practical) but this place was great, particularly Jamie who was at the reception and bar when we arrived back that night. He was not only very approachable and helpful, but friendly and spent the time chatting although not ignoring anyone else. The rooms are clean, well-presented and exactly what you need for a comfortable stay. A great experience and we will be back.

Friendly reception staff. Young guy helped me to organise payment for parking, also provided additional tea, coffee and milk to take to our room. Pillows a bit hard, and the beds are high, was careful not to fall out! Large room, we asked for a twin but ended up in a long rather dark room with three single beds. No matter, we were out all day and only needed somewhere to sleep. Breakfast was included, the breakfast area was quite busy bit special mention must go to Sheila who worked tirelessly and cheerfully to ensure vacated tables were cleared and cleaned, guests queries were dealt with, and she must have walked miles. We caught a bus into the city near to the hotel, and ate at the Britannia Spice next door, using a discount leaflet from reception. A lot of building and road works right outside the hotel. Pretty chaotic but did not affect us as we were out all day. All in all an excellent two night stay.

Hotel is situated a fantastic area however it is severely let down by its staff. No manager in house and no assistant manager in house and seems to be run by children. The most unprofessional experience in any hotel stay. Such a vast contrast compared to my previous visits, staff are unrecognisable from those previous visits. The hotel seems to have had a large staff turnover and, for the worst. Such a shame. Neither I or any of my company employees will be staying here again.

Booked two nights. First night in a room close to lift. Evening noise from TV in adjacent room and people shouting in corridor. Wakened in early hours by people talking loudly in corridor. They sounded as if under the influence. I requested front desk for change of room and was transferred to top floor and far end of corridor. Second night, was much better, quiet, comfortable, good sleep. Standard double beds are probably wide enough for most couples. King double beds are very wide and mostly located in rooms close to lift. Car parking space is limited and payable on arrival £10 per day. Alternate parking available. Good public transport with bus terminus nearby. Tram service due to commence Spring 2023. For those who enjoy walking, there is a shared cycle & footpath on a former railway from Leith towards city centre. Recommendations. If you wish to avoid noise, ask for room at far end of corridor.
