We stayed here for 2 nights whilst visiting family in the area, it was a great find. The hosts Mark and Leigh were very welcoming and helpful, we were offered a welcome glass of wine and beer as we had booked direct. Our room was spacious, comfy and well equipped with a separate seating area. The breakfast was all freshly cooked to order with plenty of choice on the menu. If we are in the area again would definitely book here, highly recommend.

Loved this place & the couple who ran it. Arrived to a lovely welcome & a cold glass of wine. Booked a twin bedded room but ended up with two adjoining rooms both with a double bed. Breakfast was delicious with homemade muffins & freshly cooked breakfast to order. Couldn't fault it and would love to go back.

We had a great stay at 10 to 12. With family living nearby, we have stayed in most places in Folkestone over the last 9 years and 10 to 12 is definitely one of the best. A lovely warm welcome, huge, spotlessly clean room and a great breakfast. Loved the little touches like free bottled water and fresh milk for tea and coffee. We will definitely return.

Mark and Leigh made the perfect hosts for our stay at the lovely 10 to 12 from their very warm welcome as we first arrived through to us leaving. The rooms are excellent; large, clean and comfortable with great character. Breakfast very good too. A good welcome complimentary drink at the bar downstairs a very nice touch Would highly recommend staying if you are visiting Folkestone. We will return

We stayed at 10to12 in Folkestone on the first night of our Cycling Tour of Kent along the excellent Cantii Way. The owners are very friendly and could not have been more helpful . The rooms are large, comfortable and spotlessly clean. The hotel is on a quiet but very conveniently located road with decent bars and restaurants just a short walk away. We really enjoyed our stay.. and the full English breakfast the following morning was perfect.

Absolutely outstanding. You are made to feel like friends of the owners from the minute you walk through the door. The whole building inside and out is immaculately clean. The rooms are large with all your home comforts. Ironing board also available. I don’t think there is anything Mark and Lee haven’t thought of to make you stay perfect even down to little bottles of fresh milk in the lounge fridge for your early morning coffee instead of using long life. You get invited to join them both on the terrace for a welcome drink which in the sunshine was very much appreciated. The breakfast is 10/10. Even if it’s not on the menu they say yes as I heard the couple behind us ask for something completely different Can’t recommend enough. Enjoy your stay. We certainly did. We will be back

Lovely location in Folkestone, close to beach, shops, and parking. Fantastic welcome from hosts Mark and Leigh, with a smile and a drink. Room allocated was huge, and decorated with style, and included a view down to the sea. Lots of help and advice on local area including recommendations for food, drink and places of interest. Breakfast in the morning was full of choice, cooked breakfast was cooked to order, and portions were huge. Shame we only booked for an overnight, will definitely bear in mind next time we are down this way.

We visited last year with friends and could not wait to return for new adventures in Folkstone. 10to12 is the perfect base to venture into the town and Mark and Leigh (the owners) are always at hand to guide us to the best places to visit.
